Your rent can be your down payment!  What?  That's right right. Rent payments are due at the beginning of each month.  Your first house payment won't be due until the 1st day of the full month following your home purchase.  For example if you close on May 25th your 1st house payment is not due until July 1 (not June 1 when your rent is due).  The money that you would pay out in rent on June 1 can be your down payment on May 25.
